Rental Terms for Daily Rental

Rent shall be $30/day plus electric, cable and phone - Rent is due weekly on each Friday at which time 8 days rent is paid plus $10 towards the month's utilities = $250 may be left in unit for pick up by owners or paid to Hursh Realtors Trust at First National Bank of Alaska Acct # 1610-113-1 Ask for a duplicate receipt & that they mail a receipt to us: PO Box 233, Valdez, AK 99686

If a 2 bedroom unit is rented as a one bedroom; Owners may retain other bedroom for storage.

Lessor requires that unit be kept clean and orderly. Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to "same condition" as received. Security deposit shall be $150 for one person.

  • It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessors will be notified of any changes. No extra people. Adult visitors become add on occupants after 15 days stay/year. Any additional renter shall fill out an application, and rental amount shall increase by $____/day Depending upon unit selected and terms for that unit.

  • Smoke detectors have batteries and are operating ____ initial. Lessees shall be responsible for seeing that they continue to work & replace battery as needed.
  •  
  • No pets including reptiles & birds.
  • No smoking allowed inside. Please ask guests to smoke outside & place cigarette butts in a can. ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)
  •  
  • No burning of candles! For safety reasons, and for smoke residue on walls/ceilings, etc.
  •  
  • Garbage can needs to be set out at the side of the building on Tuesdays and Fridays.
  •  
  • Unit must be kept locked when unoccupied. Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on the doors. All keys must be returned to Lessor upon termination of the occupancy.
  •  
  • Furnishings - if furniture is moved, it must be returned to same as upon renting
  •  
  • Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid. No mechanical work may be done on-site (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.)
  •  
  • No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence.
  •  
  • As of the date of this agreement, Lessor/owner warrants that the dwelling's sewage drains are in good working order and that they will accept the normal household waste for which they were designed. They will not accept such things as paper diapers, sanitary napkins, tampons, children's toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers. Please do not clog up the garbage disposal. Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee's expense!
  •  
  • Use a can for cooking grease.  Do not pour grease down the sink. (Owner shall be called immediately, as owner may be able to repair without calling a plumber.) Note: Excessive cabbage, tomato, celery, onion or carrot peelings being put down the garbage disposal may have a high probability of clogging it up.
  •  
  • Lessee shall not attempt any repairs. No alterations to unit.
  •  
  • As a precaution allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds.  (Any freeze up repairs to be paid by Lessee.)
  •  
  • Only use 60 watt light bulbs. All light bulbs are working at time of move in. Please replace any burned out light bulbs at time of move-out.
  •  
  • Walk throughs may be scheduled periodically: 24 hour minimum notice, estimate a 6 month walk-through and yearly thereafter.
  •  
  • Please use commercial laundry facilities for work clothes needing excessive cleaning. Mechanic's work shoes & coveralls to be changed to home clothes promptly or at worksite. Otherwise, deposit monies shall be allocated for extra cleaning.
  •  
  • Lessor reserves the right at any time to make such changes to the rules and regulations set forth and referred to above as deemed necessary for the ongoing safety, care, cleanliness, and orderly behavior for all rentals herein.
  •  
  • During winter, do not part on street. City may do snowplowing at any time, and vehicle could be ticketed. Please move car from parking lot when the contractor who removes snow from parking lot is outside. If you are to be gone, please leave keys and designate someone else to move the vehicle.
  •  
  • Please remove work shoes in utility room upon arrival home.
  •  
  • Close windows tightly and turn lights off when not home; turn heat down.
  • In the event this is not done, please add $50/month to rent____
  • or please come in & close windows/turn off lights/turn heat down ______

Since daily rent is being charged from 11/6/05, Lessee agrees to continue paying for unit until end of job - which shall be the rental termination date.
