regarding multi-family structures needing septic systems. Rusty said any residential units larger than a
single family unit need to have engineered septic systems and must go
through DEC for approval. 2) There has to be 12 parking spaces with 1 handicapped plus a fire lane completely around the building that is open at all times. 3) The total improvements cannot exceed 40% coverage of the lot. 4) The required setbacks are 20’ front yard, 10’ side yard & 15’ back yard. 5) A Duplex with water & sewer requires a minimum of 8,800 sq. ft. but 20,000 sq. ft. is required for a duplex with only water Note: These are bare minimum requirements so the soil conditions for the septic need to be considered. Soils testing needs to be done to determine if more area is needed to accommodate that large of a septic system and is there adequate area to replace the system if it fails. These questions would have to be determined by an engineer. |
