Rusty said any residential units larger than a single family unit need to have engineered septic systems and must go through DEC for approval.


1) An 8-plex with water & sewer requires a minimum of 17,000 sq. ft.
but 20,000 square feet is required for an 8-plex with only water available (minimum of .46 AC)

2) There has to be 12 parking spaces with 1 handicapped plus a fire lane completely around the building that is open at all times.

3) The total improvements cannot exceed 40% coverage of the lot.

4) The required setbacks are 20’ front yard, 10’ side yard & 15’ back yard.

5) A Duplex with water & sewer requires a minimum of 8,800 sq. ft. but 20,000 sq. ft. is required for a duplex with only water

Note:

These are bare minimum requirements so the soil conditions for the septic need to be considered. Soils testing needs to be done to determine if more area is needed to accommodate that large of a septic system and is there adequate area to replace the system if it fails. These questions would have to be determined by an engineer.

Besides the purchase of the unimproved 9 acres,

I put funds of an Alpine Woods lot ($26,500) into the project

and still want to pay the balance of phase II improvements I owe a relative
