Use of Premises Guidelines

  Lessee (Renter/s):

1 Lessor requires that unit be kept clean and orderly.  Unit is to be maintained in the same clean, well-maintained condition throughout stay as well as returned in the same condition as received, or security deposit will be used to bring units back to “same condition” as received.  If not, after 2 hours of cleanup time, time is billed at $25/hour.  $50 of cleaning deposit to be used towards carpet cleaning at move-out – non refundable if deemed necessary by Lessor
2 It is agreed that rental is for the sole use of named lessee as named on lease, and that Lessor will be notified of any changes.  No extra people without preapproval & add on fee agreed upon
3 No visitor use of laundry, showering, or cooking facilities except those designated on rental agreement. 
4 No pets are approved, including reptiles & birds. (Add on fee for any approved pet is $30 per month or $15/day + $150 additional deposit)   
5 No smoking allowed inside.  Please ask guests to smoke outside & place cigarette butts in a can.  ($25 pick up fee to be withheld from security deposit if owner has to pick up after move-out.)  Should a subsequent renter decline taking a unit due to smoking of a prior renter, full deposit shall be forfeited & remediation additional costs be billed
6 No burning of candles!  For safety reasons, and for smoke residue on walls/ceilings, etc. $25 fee at move out + cost to wash walls/ceilings
7 Garbage Dumpster &/or garbage cans are located at the side of 4-plex units. Pick up is on Tuesdays and Fridays 8am to 11am. Do not block access.  Garbage can holders are secured by mesh to keep birds and dogs away.
8 Entry door needs to be closed. Lessee is prohibited from adding locks to, changing, or in any way altering locks installed on any units.  All keys must be returned to Lessor upon termination of the occupancy, or $10 per key shall be charged deposit
9 No furniture may be removed from the apartment;  no furniture may be brought in without pre-approval
10a Non-operative vehicles are not permitted on premises, nor are vehicles which leak oil or transmission fluid.  No mechanical work may be done on-site for cars/ trucks/ snow machines, etc  (Any problems & lessee agrees to appropriately remedy per EPA standards & at their cost and expense.)
10b Note: An apartment may have 2 cars/trucks. No extra vehicles  . . . Note: Parking Guidelines Addendum *
10c Designated two parking spots located:                                                             Except winter, guest parking is across street at curb side
11 No nails, screws, picture hooks or adhesive hangers may be placed in walls, woodwork, or any part of residence. $20 fee for marred walls per room

As of the date of this agreement, Lessor/owner warrants that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed.  They will not accept such things as paper diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, or newspapers.  Please do not clog up the garbage disposal.  Lessee agrees to pay for cleaning the drains of any and all stoppages….clean-out or repair will be at Lessee’s expense! (50/50 with Lessor if there is a question as to cause)
13 Use a can for cooking grease.  Do not pour grease down the sink.  (Owner shall be called immediately, as owner may be able to repair without calling a plumber.) Note:  Excessive cabbage, tomato, celery, onion or carrot peelings being put down the garbage disposal may have a high probability of clogging it up

If you want to broil steaks, please get a small Bar-B-Q & use outside only. Or properly use the broiler unit with proper pans & do cleanup immediately following. (Keep oven foiled for all uses).  Oven cleaning is $50 additional if left to Lessor to take care of; if any cooking pans are left burned or uncleaned or damaged, there shall be an additional fee of $50 towards replacement; Keep carpets swept & leave work clothes/boots at entry; (There shall be a fee of $50 towards carpet cleaning/ sanitizing:  already a part of the lease under deposit).   Initial:  ____, ____, ____, ____
14 Lessee shall not attempt any repairs.  No alterations to unit.  Call 831-1000 or 835-3135 to report any concerns for maintenance or repair
15 As a precaution in winter allow a small amount of water to run somewhere in the rental during periods of absence or extreme cold/winds.  (Any freeze up repairs to be paid by Lessee 50/50)
16 Only use 60 watt light bulbs.  All light bulbs are working at time of move in.  Please replace any burned out light bulbs at time of move-out.
17 Walk throughs may be scheduled on occasion with minimum 24 hour notice per the laws of Alaska
18 Please use commercial laundry facilities for work clothes needing excessive cleaning, or for blankets, & large items
19 If smoke detectors need replacement battery – that shall be the obligation of Lessee.  $30 fine if smoke detector battery is missing at any time.

Due to the high cost of oil used for heat and hot water in 4-plex  ... please use care in keeping the heat turned down or off when no one is home during the work day or on vacation time periods.  Windows must be closed when temperature is colder outside than inside.  Please keep heat at 68 - 70 degrees when you are home.  If windows are left open, &/or heat turned up above 70 degrees, oil usage above normal will be billed to occupants/company.

Don't allow excessive moisture on windows.  When you turn heat up the moisture in the rooms will condense on the windows.  Be sure to use the vents in the bathroom during showering,  Use the fan when cooking &/or use a lid on pans when boiling foods, etc. If you notice water on windows, please wipe then down. *

Do not spray hazardous products inside, such as silicone spray or any other spray products (propellants can be health hazardous). In particular, do not use products that have an EPA registration number (Fantastik, Lysol Tub'n Tile) as it usually means there is a pesticide component such as BUTYL which causes autoimmune issues and cancers. Vapors in eyes is an exposure.  *
23 Walk throughs may be scheduled periodically with 24 hour minimum notice - except in emergency or abandonment - (per State of Alaska laws).  Lessee agrees to notify Lessor for any anticipated absences of 7 days or longer in winter. (Per Alaska Law)
24 Unit is clean & in good condition unless otherwise noted:
25 Lessor reserves the right at any time to make such changes to the rule
