Buyers should check the neighborhood.

Sellers need to alert prospective buyers that the buyer is responsible to check, if interested, whether or not there are any known registered sex offenders in the neighborhood.  Check with the local police dept. or check the internet.  Realizing that even this may not be complete. *

A recent Alaska Supreme Court decision winter/2002 removed all pre-1994 offenders from the list and only allows offenders convicted after the date the registration law was enacted.  About 3-4 "locals" went off the list even though many had more than one conviction.  The only people that can be on the list are those convicted after the passage of the Alaska version of "Megan's Law."  They cannot be on the list unless at least one conviction occurred after passage of the law.

Sellers:  Alaska Law requires a written property disclosure statement be given to buyers prior to accepting an offer to purchase on all residential property. If you would like one to fill out, please e-mail your request & I'll send you a copy.  

Owners listing and/or selling residential real property need to be aware of this date. Offers accepted on or after August 23, 2001, must utilize the new form #08-4229, Rev. 9/04.
